Q: How does the MLS® exposure work?

A: isellmyhome.ca has made an arrangement with a licensed Realtor® of the Toronto Real Estate board that will enable its customers to obtain highly discounted MLS® listings. Purchasing a Premium or Deluxe FSBO listing package from isellmyhome.ca entitles customers to have their homes listed on the MLS® for up to 8 months. Once your FSBO listing is uploaded on isellmyhome.ca the licensed Realtor® will contact you in order to fill up all paperwork needed to complete the MLS listing process. 

Although listings are placed via the Toronto Real Estate board's MLS® system, all properties will be visible on MLS.CA and REALTOR.CA which are accessible to Canadians across the country.

Your home will come up in searches performed by buyers on MLS.CA and REALTOR.CA alongside all other properties in your local area. 

The location of the listing broker will not have an impact on your property's search results.

Unlike other flat fee providers, we do not hide seller contact info. With us, buyers can obtain seller contact details instantly. This is our way of promoting true private sales.
  
This service is an affordable way to benefit from the exposure that both isellmyhome.ca and the MLS® offer while maintaining the ability to sell privately.
 
Customers can now simultaneously list their property on both isellmyhome.ca and the MLS (through a licensed Realtor® of the TREB), giving home sellers maximum exposure on Canada's largest web sites for private sale real estate AND traditionally represented real estate.
 
This partnership has been made possible because of a recent settlement between the national association representing Canadian real estate agents and the Competition Bureau, an independent law enforcement agency that protects Canadians from anti-competitive behaviour.

Q: How will I be notified of buyer inquiries?

A: If buyers locate your property on isellmyhome.ca they can either call you or email you directly. If they locate it through the MLS.ca or REALTOR.ca websites they will simply need to click on "More Info" at which point they will be directed to your unique website where they can find your contact details, more photos and a full description of your property. Unlike other flat fee providers, we do not hide seller contact info. With us, buyers can obtain seller contact details instantly. This is our way of promoting true private sales.

A: Yes you are free to upgrade your membership at anytime, simply contact our customer service by email with your request and we will instruct you on how to proceed.

Q : Who is responsible to book visits and accept offers to purchase on my property?

A: As our website’s name implies, (isellmyhome.ca) You are the one ultimately responsible to schedule visits with potential buyers and accept offers to purchase. On the flip side you are poised to save tens of thousands of dollars for your implication in the matter. We do however strongly recommend consulting a notary/lawyer before finalizing any purchase agreement in order to ascertain that you are acting within a legal framework and in your best interest.

Q : Do I have to manually re create my listing with each one of your network partners?

A: Absolutely not! Unlike some other companies who simply provide you for the login info to create your listing on multiple sites at isellmyhome.ca we actually do all the work for you. All you need to do is create your initial listing on isellmyhome.ca and our staff takes care of the rest. Within 48 to 72 hours, your property listing will displayed on several major portals providing it the best online presence.

Q : For the unique property website, do you provide a "do it yourself" template?

A: Once your listing is active on isellmyhome.ca and provided you purchased the "unique website" option, we will create it for you from start to finish. Your property's domain name will be your address dot com. (ex: 123 Main Street, Toronto Web: www.123main.com) Your website will include very neat features such as; map view, interactive photo gallery, description, city information, mapping of schools in the area, ability to print flyers and many more. What's more, your property's website will be advertisement free for one full year.

For a limited time we will also create a video commercial for your property which can be sent by email, uploaded to Youtube and even shared on your favorite social media websites such as Facebook, Myspace or Twitter.

Q : Do you offer local board exposure in British Columbia for sellers wanting more than just REALTOR.CA ?

A: Yes, you may now opt in for local board exposure in your local B.C market for an additional 150$. Your listing will show up for Realtors® to see on MLXchange (program used by Realtors to access listings) and for the public to see on REALTOR.CA Note that closing fees of 750$ apply upon sale of property for users opting in for this local board exposure. Q : How can I attract Realtors to show my property?

A: The general public and Brokers will have access to the same amount of information regarding your listing. On MLS, a disclaimer will appear on your listing stating that it is permissible for Brokers to contact the seller directly, since this is a private sale. Once they click on your link they will be automatically redirected to your private listing page at www.isellmyhome.ca where most sellers will add to their description “Buyer Agents Welcome”. This is the best method to let Brokers know that you are open to working with them.

Q : Do I have to pay commission to co-operating Brokers?

A: Under the MLS® Rules, the Seller does not have an obligation to pay commission to a Buyer Broker. It is entirely up to you whether you wish to pay commission and how much commission you choose to pay. Keep in mind that there is no such thing as a “standard” or “fixed” commission rate; you can negotiate it freely with the Buyer Broker directly.

Q : Do you offer local board exposure in the Toronto GTA area for sellers wanting more than just REALTOR.CA?

A: Yes, currently all of our MLS listings are uploaded by our partner listing broker through TREB (Toronto Real Estate Board). This means that if your property is located in GTA it will benefit from even greater exposure as your new listing will be broadcasted via push notification to several thousand registered brokers in your area. Properties that are not located in GTA will still benefit from a tremendous amount of exposure on REALTOR.CA as well as on www.isellmyhome.ca and its vast network of third party sites.

Q : How long before my listing is active on the www.isellmyhome.ca network?

A: After you register with us you will be able to access your own member profile page on our site where you will be prompted to choose a listing package. Once you select your package, you will immediately be able to start adding your listing details and uploading your pictures onto our server. Once you complete this process our staff will use the information and pictures you provided in order to create a Unique Website and Video Commercial for your property as well as broadcast your listing to over a dozen third party real estate portal and social media sites. This process usually takes 48 hours to complete.

Q : How long before my listing is active on REALTOR.CA?

A: After you register with us you will be able to access your own member profile page on our site where you will be prompted to choose a listing package. Once you select your package an email will be sent by our partner listing broker containing the MLS application forms. Listings are uploaded to REALTOR.CA within 24 hours of receipt of your completed application forms.
